Schertz
Master-planned family living northeast of San Antonio — newer neighborhoods, well-regarded schools, and an easy commute up I-35.
The overview
Schertz sits in the corner where Bexar, Comal, and Guadalupe counties meet, straddling I-35 between San Antonio and New Braunfels. It has grown from a small town into a well-run suburb of roughly 45,000, with a mix of established 1990s neighborhoods and newer master-planned communities like Crossvine and Homestead.
Buyers come here for the schools, the newer housing stock, and a genuine town feel — a real parks system, a community center, and events on the calendar — while staying 20 to 25 minutes from the northeast job centers and the airport.
The homes
Expect brick-and-stone one- and two-story homes from roughly 1,600 to 3,500 square feet. Established sections have mature trees and larger lots; newer master-planned areas offer current floor plans, amenity centers, and trails, usually with an HOA. Quick move-in new construction is regularly available.
Schools
Most of Schertz is served by Schertz-Cibolo-Universal City ISD (SCUCISD), which is generally well regarded, with Clemens and Steele high schools serving different parts of the city. A few addresses fall in Comal ISD. Confirm the assigned campuses for the exact address.
What to know before you buy or sell
- The city spans three counties — property tax rates and some services vary depending on which one your address is in.
- Master-planned communities carry HOA dues and, in some cases, a separate amenity or PID assessment; get the full number before you offer.
- Newer sections near I-35 or the rail line can carry road and train noise — visit the specific street, not just the neighborhood.
- Sellers: SCUCISD demand is your strongest lever — lead with the schools and price against the closest recent sales in your community.
