Cibolo

One of the fastest-growing suburbs in the San Antonio metro — newer master-planned neighborhoods, family amenities, and a preserved small-town center.

The overview

Cibolo, just east of Schertz along FM 1103 and FM 78, has been one of the fastest-growing cities in the state by percentage — from a few thousand residents in 2000 to more than 35,000 today. Almost all of that growth is master-planned housing, so the inventory skews newer than most of the metro.

The appeal is a current home at a suburban price, strong SCUCISD schools shared with Schertz, and a walkable historic downtown along Main Street that the city has worked to keep intact. Commutes run 25 to 35 minutes to the northeast job centers, longer to downtown San Antonio.

The homes

Communities like Bentwood Ranch, Buffalo Crossing, and the newer sections toward the north offer two-story brick-and-stone homes from roughly 1,700 to 3,600 square feet, with amenity centers, pools, and trails. Nearly everything has an HOA. Builders keep a steady supply of quick move-in and to-be-built homes here.

Schools

Cibolo is served by Schertz-Cibolo-Universal City ISD, with Byron Steele II High School the main high school for the area. A small number of northern addresses fall in other districts. Confirm the assigned elementary, middle, and high school for any exact address.

What to know before you buy or sell

• Rapid growth means road construction and school rezoning are ongoing — check current boundaries, not last year’s.
• Some communities have a PID or MUD in addition to the HOA, which raises the effective tax rate; ask for the total before you offer.
• Inventory is newer and similar street to street, so appraisals and buyer comparisons are tight — condition and upgrades decide it.
• Sellers: with so much comparable supply, sharp pricing and clean presentation matter more here than almost anywhere in the metro.
