The overview

Boerne is a Hill Country town about 30 minutes northwest of San Antonio on I-10, built around a preserved 19th-century Main Street with shops, restaurants, and the Cibolo Center for Conservation nearby. It has grown steadily as buyers look for space, scenery, and schools within commuting distance of the city.

The market splits into three parts: in-town homes near the historic core, master-planned and gated communities like Esperanza, Cordillera Ranch, and Fair Oaks Ranch on the edges, and true acreage properties further out toward Comfort and Sisterdale.

The homes

In town you’ll find bungalows, ranch-style homes, and newer infill from the $400s. Master-planned communities offer stone-and-stucco two-story homes from roughly 2,200 to 5,000 square feet with amenity centers and trails. Cordillera Ranch and the acreage market run well into the millions with custom homes, golf, and river access.

Schools

Most of the area is served by Boerne ISD, which is consistently among the higher-rated districts in the region; some southern addresses fall in Northside ISD. Champion and Boerne high schools serve different attendance zones. Confirm campuses for the exact address.

What to know before you buy or sell

• Acreage properties often rely on well and septic — budget for water testing, septic inspection, and understanding the aquifer and any water rights.
• Hill Country lots carry drainage, slope, and tree-preservation considerations; some are in the recharge zone with extra build rules.
• Gated and golf communities can have significant HOA dues plus membership costs — get the full annual number.
• Sellers: Boerne buyers are cross-shopping the whole Hill Country. Presentation, land, and views carry the premium here, not just square footage.
